Justin and Stephanie Jones

Justin has held Florida trade licenses since 2006 and added HVAC and electrical in 2022, which is what makes the all-five-trades claim real rather than marketing. He started 4Pt Punchlist in 2024 after seeing the same gap over and over: inspection reports handed to sellers with no one attached who could actually clear them.

Justin and Stephanie also star in Busted Cribs on Pure Flix, where they buy, fix and transform property on camera. Same work, more cameras.

Common questions

What is a 4-point inspection punchlist?

A 4-point inspection looks at the roof, electrical, plumbing and HVAC. When one of the four fails, the carrier will not bind or renew the policy until it is corrected, and that list of corrections is the punchlist. We clear all four categories in house because we hold all four licenses plus general contracting.

Do you really cover every trade yourself?

Yes. Five Florida licenses: general contracting, electrical, plumbing, roofing and air conditioning. Nothing critical gets subbed out, which is why we can pull one permit and coordinate one schedule instead of waiting on four companies.

How does pay at closing work?

On qualifying jobs we complete the repairs and collect from proceeds at the closing table, so the seller does not come out of pocket beforehand. Choose the pay-at-closing option when you request a quote and we will price it that way.

Do I need to be there for a quote?

Usually not. Send the inspection report and photos and we quote the whole list from that. It saves a trip and a day or two on the calendar.

Can you close an open or expired permit?

Yes. We research the permit history, correct whatever the county needs corrected, coordinate the inspections and close it out. We have closed roughly 70 expired permits to date.
