4-point questions

What is a 4-point inspection?

It grades four things: roof, electrical, plumbing and HVAC. Florida carriers require it on older homes before they will write or renew a policy. Fail any one category and the policy does not bind.

What fails a 4-point most often?

Electrical and roof. Panels an insurer will no longer write, double taps, missing GFCIs and grounding on the electrical side; age, leaks and flashing on the roof. Polybutylene and cast iron plumbing and an aging water heater are close behind.

What is wind mitigation and why does it matter?

A separate inspection that decides your premium rather than whether you can get covered at all. Roof-to-wall connections are the big one. Adding the third nail to a hurricane clip can qualify a homeowner for a significant discount, and we retrofit and document it.

Do you handle the re-inspection?

Yes. We document the corrections and handle the re-inspection and underwriting paperwork. Getting it signed off is the point of the job, not an extra.

Can the seller pay after closing?

On qualifying jobs, yes. We complete the work and collect from proceeds at the closing table so nobody comes out of pocket first.

Do you do permit work too?
