An after-the-fact permit is required when unpermitted work, expired permits or incomplete inspections turn up, usually during a sale, a refinance or a city review. It lets the building department verify that what exists meets code before approving it. What happens if work was done without a permit?
It puts the home at risk. It can hold up a sale, trigger code enforcement fines, and leave you with no proof the work was done safely. After-the-fact permitting documents it and closes it out the right way.
Can I get a permit after the work is finished?
Yes. Florida allows after-the-fact permits for most completed work. We handle the inspections, the documentation and any corrections needed to bring it up to code.
How much does an after-the-fact permit cost?
It depends on the trade, the scope, and the corrections needed to pass inspection. We give you a firm quote after reviewing the project, so there are no surprises.
Will I have to tear it out?
Not always. Many projects pass with minor corrections. Our licensed team inspects first and finds the path that keeps as much intact as possible. If we expect the inspector will need to see inside the walls, the walls have to be opened, and our quote includes returning them to normal condition.
Can I sell my house with unpermitted work?
It is risky. Unpermitted work scares off buyers, stalls closing, or surfaces during inspection and costs you the deal. Resolving it before you list protects the sale.
Will insurance cover unpermitted work?
