Common roofing items on a 4-point
Roof repair
Leaks, damaged shingles, deteriorated flashing, underlayment failure and storm damage. We perform a detailed site visit to find the actual source of water intrusion, then make targeted repairs that extend service life and hold up to inspection and underwriting.
Gutter and downspout repair
Drainage is frequently cited. We repair and replace damaged or disconnected gutters and downspouts, correct improper slope, clear clogs and add splash blocks and extensions so water leaves the foundation alone.
Roof replacement
When a roof is past repair we replace the full system: tear off, deck and underlayment inspection, proper flashing, and asphalt shingle, tile, metal or flat systems installed to Florida Building Code and wind mitigation standards. A new roof often removes the last barrier to financing or closing.
The third nail, roof to wall
Many older homes were built with two nails in the hurricane clip where three are needed for uplift resistance. Adding the third nail strengthens the roof-to-wall connection and can qualify the homeowner for a significant wind mitigation premium discount. We retrofit to code, avoid splitting the truss, and document the work for insurance verification.
