Agent questions
How fast can you quote my client?
Send the report and we work from that. Most lists are priced without a site visit, which is what saves the two or three days that usually get lost scheduling one.
My seller cannot pay for repairs before closing. Now what?
That is what pay at closing is for. On qualifying jobs we complete the work and collect from proceeds at the closing table, so the seller does not come out of pocket beforehand.
Do I have to coordinate the trades?
No. That is the point of hiring us instead of four companies. We hold general contracting, electrical, plumbing, roofing and HVAC licenses in house and sequence the work ourselves.
What about an open or expired permit found in the title search?
We research the permit history, correct whatever the county requires, coordinate the inspections and close it out. We handle after-the-fact permits for unpermitted work too.
Will you talk to my seller directly?
If you want us to, yes. Plenty of agents prefer to stay in the loop and let us handle the back and forth with the homeowner. Tell us which you prefer when you send the job.
