Review and accept your estimate
After the consultation we provide an estimate for our permitting services. Once you accept it, the base service fee and any applicable credential fees are paid in full and the permitting process begins.

Meet your permit tech and begin fact-finding
Stephanee assigns one of our in-house permit techs to your project. Your tech sends an introductory email and an intake form, and we gather the property, project and permit history needed to determine the path forward. We coordinate and record a Notice of Commencement. For certain open or expired permits, where the jurisdiction allows it, we may coordinate a Change of Contractor so our qualified contractor can assume the applicable scope and move the permit forward.

Preliminary permit review and roadmap
We review what you have provided, identify the preliminary permitting requirements, and establish the scope of work needed to prepare your application for submittal. Where necessary we speak directly with the jurisdiction to clarify requirements and build the roadmap. From here we take the lead, and the process is as hands-off for you as we can make it. You get updates as they come, and if there are no new developments you still hear from us every 7 to 10 business days.

Permit application submittal and plan review
Once the documentation is compiled we submit the application and supporting documents, and the jurisdiction begins its review. The first round of plan review comments takes roughly 15 to 30 business days, plus or minus. Review times vary by jurisdiction and are affected by workload, project complexity, holidays and staffing, none of which we control. When comments are issued we interpret, coordinate and address them.

Additional comments and jurisdiction requirements
A second or subsequent round of comments may be necessary, and we handle those the same way. During review the jurisdiction can also request documents, testing, calculations or professional services that were not identified or required at the time of the original submittal. Those include, but are not limited to:
- Engineering letters or documentation
- Contractor letters or affidavits
- Signed and sealed plans
- Boundary surveys
- Energy calculations
- Load calculations
- Floor plans
- Blower door testing
- Florida Product Approvals
- Any other project-specific document, certification, test or professional service the jurisdiction requires
We do not charge you in advance for unknown or speculative requirements. If the jurisdiction later requires one as a condition of plan approval or permit issuance, we tell you what is being asked for, what it costs, and we get your go-ahead before that work is performed. You only pay for these when your project actually requires them.

Permit questions
What is the difference between closing a permit and an after-the-fact permit?
Closing a permit finishes something the county already has on record: the permit exists, the work was started, nobody ever got the final inspection. An after-the-fact permit is for work the county has no record of at all, which has to be documented and brought to code before it can be approved.
Why do I have an open permit I never pulled?
Because a permit belongs to the property, not the contractor. Whoever pulled it moved on and never closed it out, and it stayed attached to the address. Most people find out at the title search.
Can I sell with an open or unpermitted item?
It is risky. It surfaces in the title search, stalls closings, scares buyers and can trigger code enforcement. Resolving it before you list protects the sale.
Will I have to tear the work out?
Not always. Many projects pass with corrections. We inspect first and find the path that keeps as much intact as possible. If the inspector needs to see inside a wall, our quote includes opening it and putting it back.
How long does it take?
It depends on scope, the county backlog and what has to be corrected. We tell you what we are seeing after the permit research rather than guessing on day one.
Do you do the repairs as well?
Yes, and that is separate work with its own process. If a 4-point or wind mitigation inspection came back failed, start on the 4-point repairs page.
Can you pull a permit for work my own crew will do?
Only as a formal subcontract arrangement under our license, where the work is ours to supervise and stand behind. We cannot pull a permit under our license for work you, another contractor, or a third party performs outside that. Florida law does not allow it and we do not offer it. What we do handle is after the fact permitting, meaning work that is already done or partly done, and permits that were opened and never closed out.
