Common plumbing items on a 4-point
Water heater upgrades and repairs
A missing TPR valve is one of the most commonly flagged 4-point items, and it matters: the valve is what stops excess heat or pressure from turning the tank into a hazard. Missing valve, no drain pan, no expansion tank, we handle it. If the unit works but the carrier will not insure it on age, we replace it.
Leaks of every kind
Faucet leaks through slab leaks. If you know there is a leak but not where it is coming from, we locate it and come back with a repair plan.
Repipes, supply side
Galvanized steel from 1930s to 1960s homes corrodes from the inside, killing pressure and discoloring water. Polybutylene from the 1970s to 1990s is the gray plastic pipe notorious for splitting. We replace both with PEX, partial or whole home.
Repipes, drain and waste
Cast iron rusts, cracks and clogs over decades. Orangeburg tar-paper pipe collapses outright. Galvanized DWV runs corrode and block. We replace with PVC.
Fixture repairs
Loose toilet, a disposal that will not dispose, a stuck shower diverter, a leaking shower head, hose bibs and exterior spigots. All routine inspection items, all repaired.
Bath and kitchen remodeling
When the home is a gem but the bath and kitchen are stuck in the seventies. Demo through finish selection, partial or full. Available pay at closing on homes not yet under contract.
